Please write, email, or call for more details and to make an offer.HOBBY FARM OVERVIEWIt always seemed the farm should have a name and I didn't want to put a family name on it so I needed another name. One day I was taking some sunset shots and came up with a picture and sight that mesmerized me. I remembered the Broadway play and movie, On Golden Pond. I didn't need to think further, so as a result we have Golden Pond Farm and here is the picture of the golden pond. Golden Pond Farm is just under 20 acres located in the City Limits of Farmingon, Minnesota. The farm is located off the highway in a secluded wooded area north of 212th St (Highway 50), east of Flagstaff Avenue, and west of Pilot Knob Road (County 31).The property has a farmhouse built around 1910 moved from Airlake Airport in Lakeville on to a new modern foundation on the property. The house was moved around 1968. Since then there was a gravel pit on the property and when closed, a 2 acre pond was made which has been stocked with Walleye. The north side of the pond has been planted with native grasses and forbs. On the SE side is a beach. The farmhouse is surrounded by the previously existing Box Elder and Elm trees. Additionally, we have planted a variety of pine trees, shrubs, and other deciduous trees. Most of the eastern property line has been planted with tree and shrub species from the Wild Turkey Federation. The northern and western boundary have a triple row of pine trees planted and there is a small Christmas tree farm on the SW corner of the property next to the old corral.
INVESTMENT POTENTIALPotential buyer will be motivated by the tremendous investment return on this property. Development is approaching in the industrial park a half mile east and a new High School is going in a half mile west. Housing from the north is blocked by the Vermillion River's branch until the adjoining property is sold. The High School will be located at Flagstaff Avenue and 208th St. The new road being built in the industrial park is 208th St coming up to Pilot Knob Road. Golden Pond Farm is located between what would be 207th and 210th Street. As you can see, when 208th is completed, it will bisect the property creating new frontage on the south and north side of the road. At that point both sides of the road or one side of the road could be developed, determining whether you would consider living here or not or let development take over. Current land that can be developed to the east in Farmington and to the west in Lakeville is going up to $150K/acre. Farmland in the area is currently being sold for $60-90K/acre. Golden Pond Farm is adjacent to an unused hobby farm that is 60 acres in size that could possibly be purchased at the same time to create a bigger asset. It is anticipated that when this property is ready to be developed in 10-12 years that it will be worth $200K or more per acre. That is the land value, not counting the house, pool, Christmas trees, etc.
COUNTRY PRIVACYDespite the growth on the horizon, the hobby farm is at the end of a third mile long gravel road that has no other residents on it. The road is maintained by the city so it is like having a third mile long private driveway. You can get a sense of the privacy by looking at the recent aerial photo. The city provides garbage and recycling service and mail is also delivered to the property.LAND DETAILSThe property is 1/4 mile long (north and south) and 1/8 mile wide. The SE corner of the property has a small natural wetland that dries up in the summer and is full of deciduous trees native to the property, mainly Box Elder and Elm. I have also planted various evergreen species in the wooded area east and south of the house to help maintain privacy when the trees leaf out in the fall.The remainder of the eastern property line contains oak, cranberry, and other seedlings planted to provide food for the turkeys and other wildlife abundant on the property. The SW corner of the property contains hundreds of Christmas tree seedlings planted as the beginning of a Christmas tree farm. The Christmas tree seedlings extend in three rows down the west and north side of the property line to provide a shelter belt. Between the SW and SE corner is the house with a hill just north of it that has a tremendous view of the area north and west of the property. You can see fireworks displays in five different cities from that vantage point. Large boulders from the former gravel pit were spread around on the hill for landscaping. There are more boulders by the driveway which can be utilized for landscaping. Down the hill is a boomerang shaped pond with a beach on one end of it. The pond was put in by the landscaping firm that managed the former gravel pit on the property. It has a berm to hold the water in and a overflow pipe to prevent erosion of the berm if we get excessive rain or snow melt. About 14 acres drain into the pond. The remainder of the property drains into the Vermillion. The pond has been stocked with Walleye fry and fathead minnows providing on-property fishing opportunities. The west and north side of the property was planted with a variety of native grass and forb species to provide a buffer between the tilled acreage and the pond. Between the house and the bond is an old stable and a large bonfire pit. Two trees fell on the stable so it can be repaired on leveled, depending on what way the buyer wants to go. Between then stable and the beach is a very large stone bonfire pit. For small fires you can set on the rock sides. For a large family the stone ring will control the fire. The north end of the property is about 11 acres of tillable land that has been planted over the years in a variety of crops and is being seeded as pasture this fall. The land meets the qualifications for Green Acres which allows you to cap the land value at it's farm land value, greatly reducing taxes on the property. You have to produce $300 of revenue to obtain Green Acres status. This could be from putting in a row crop or haying the pasture. This also helps maintain the properties agricultural tax status which is substantially less than having a house with a big yard. The taxes are considerably less than what people pay for a modest house in the city. Shooting and hunting are allowed on the property so if you have an interest in target shooting, sighting in rifles, or hunting on your own land, it can be done here. There are deer, coyote, fox, turkeys, pheasant, partridge, dove, ducks, geese, and more. Together with fishing in your own pond the sportsman should be very happy here. The area snowmobile trail goes right by the property as well for those who enjoy that sport. you can dirt bike or ATV here as well as cross country skiing. A true sports hub! HOME DETAILSThe 1.5 story house was moved here from Airlake around 1968. When it was moved here it was put on a new, modern foundation so the house is square and sturdy. The front (west) porch has self storing storm windows and screens on it and the back (east) porch has windows and storm windows on it so it could be made into 4-season space. The back porch also has a 5.5 person hot tub on it which will be left with the house if the buyer wants it. The appraiser said the house had 2002 sq ft but my numbers are different. I show 710 sq ft upstairs and 676 sq ft downstairs. The porches are 3-season porches and could be heated by running a vent to them. They are another 280 sq ft. That doesn't add up to 2002 so I won't claim that number. Maybe they count the stairs. The basement is another 1144 sq ft.The house was professionally painted awhile ago and needs some touch-up but otherwise is in great shape. New shingles were put on awhile back also and new high "E" windows were put in so the outside is in very good condition. The house was re-insulated by the people who insulate the homes around the airport for the Metropolitan Airport Commission. The insulation and new windows make the house very energy efficient. There is a 1000 gallon propane tank which is owned vs. rented so propane can be bought at a preferred price. One fill usually is all that is needed for a full year of use. The propane tank has a professionally built cedar surround to hide it which is also surrounded by lilac trees so you don't even notice it is there. A new septic system was put in awhile back to conform to current standards and was just refurbed earlier this year. In the backyard is a upper end pool with a large uniform shallow end as well as a deep end with diving board. The pool is surrounded by a combination of cedar fencing and black chain link covered with vines. The pool lights are halogen powered with color wheels to provide an interesting lighting scheme. There is a pool furnace and a high quality DE filter. The pool area is surrounded by natural gravel and abundant bushes as well as a nice fountain, concrete bench and urns, all of which will be left for the next owner. There is a large cement area incorporated into the pool sidewalk for lawn furniture and just off of that is a large cement pad where I used to have dog kennels. When I bought the house it was sold as a four bedroom but they had put a makeshift closet into a room creating the 4th bedroom. I took the closed out and made it into an office. The downstairs has a large kitchen, a formal dining room, a living room, and the office. The majority of the woodwork is unlike what you will find in a modern house and the dining room has a great built in hutch and a kickout facing to the south for great light. The living room has a piano window if you wish to have a nice place to put an upright piano. The living room, dining room, and office have hardwood floors. The kitchen floor is vinyl. There is also a pantry area next to the kitchen and the kitchen has a broom closet. Although a 1.5 story house, all of the upstairs room other than the bathroom have full height ceilings. All of the bedrooms have nice size walk-in closets and there is even a window in one of the closets. Two of the three bedrooms have fairly new carpet as well as the hallway. The other bedroom has the original unfinished floor that was left unfinished as it was used for storage and as a studio. The bathroom has new vinyl flooring and ceramic tile in it. There is also an upstairs linen closet in the hallway. When the house was moved the old knob and tube wiring on the first floor was replaced and I had an electrician rewire the upstairs and a new circuit was added. There is a newer high efficient furnace in the basement as well as a gas dryer and washer in good condition. Part of the outside basement wall was studded and insulated and some storage shelving was built in. There is also one small room built that I used to whelp pups in. Adjacent to the laundry area is a rough-in floor drain for shower or bathroom to be built in and there is a toliet there as well. The laundry area has a newer double fiberglass laundry tub replacing the old cement one. The house has DSL internet access but cable is not available at this time. I have a Dish Network satellite dish installed on the house which you can use. Some people will find the home to be very suitable as I have. Others might wish to take the house down and replace it if they want a new, modern house on the property. Either way, I hope you save the pool :) AREA INFORMATIONThe City of Farmington is growing at a rapid rate. The downtown area still has the small town appeal. The remainder of the city is growing like crazy. The City has put in a new maintenace facility and is putting in a new City Hall. To the SE of the property a new business park is being built and our first McDonalds is going in. The business park will contain a big box and other stores. Airlake airport SW of the property provides a local place for planes to land if you have your own plane or if friends do. It is the site the house was moved from. |
